The Bryce is a modern update on one of our all time classic plans, the Eastfield, offered as a 3 bedroom conventional 2 story floor plan, or a 4 bedroom floor plan with a first floor bedroom. One of our most requested features from our customers is a first floor master suite. Generally, two story homes with a first floor master create design issues and often result with an increased foundation size and increased cost as a result. Our drafting team took the challenge and moved the idea one step further.

On the exterior we modernized the look of the home with a monochromatic color scheme, black windows, and modern farmhouse inspired trim.

The real magic happens on the interior with this plan.

Most people want a first floor master suite for accessibility concerns as they age while living in the home. Some just like the convenience. With this plan we addressed both needs!

The base layout includes a first floor master, large great room open to the kitchen, and three full sized bedrooms on the second story for a total of four - a perfect high value combination for a large family with the convenience of a first floor bedroom.

The alternative layout removes the first floor master and replaces it with a flexible use room, walk in pantry, and laundry room. The second layout gives this great plan a lot of added luxury, especially at 1734 sq ft.

The best part about the alternative layout? It may not have a first floor master suite when built, but the plans and structure to remodel the left side of the first floor already exist!
